Pre-Market Inspection & Seller Disclosures

I firmly believe in pre-market inspections, especially for single family homes.  This means you pay an inspector to inspect your home before it goes on the market.  The cost for this is usually between $300-500. It allows us to fix any items that come up in the inspection report before the home goes on the market. Sometimes buyers will even waive doing their own inspection if they can read your inspection report.  If you’d like to do a pre-market inspection, let me know and I can get it scheduled.  If you want, we can even be present for the inspection so you don’t have to take any additional time off work.
 
Negatives to doing a "pre-market inspection", is that you have to disclose more on your Sellers Disclosures, because you now know things that are "wrong". It is a double edge sword and you have to choose which side of the sword you're looking at. 
 
 
You will also be filling out the Sellers Disclosures that I sent to you once we signed the loyalty contract. My advice is this: Disclose, Disclose, Disclose. If you feel like you need to say something about it, do it.
